Do you own land and have an Infonavit loan? We build your home with Line 3.

Balaya y Asociados is a builder registered in the RUV (Mexico's National Housing Registry) and authorized by Infonavit in Querétaro to build on the worker's own land with an Infonavit Line 3 loan. We work in the city of Querétaro, Corregidora, El Marqués, El Pueblito, Juriquilla, El Refugio, Zibatá, Zakia and Capital Sur.

Very few builders offer this product. We handle the design, the Infonavit paperwork and the construction, so you can use your loan to build your home on your own lot.

Is your land in Los Cabos? We also build in Baja California Sur. If you come with a Line 3 loan, we handle the authorization process with Infonavit in that state to build your home. Message us and we will review your case.

 

How it works, step by step

1. Check your pre-qualification in Mi Cuenta Infonavit and tell us about your land.

2. We visit or review your lot and its documents (deed, utilities, land use).

3. We design your home for your lot, your family and your budget, with plans and a construction budget.

4. We put together your file and register it with Infonavit, with us as the builder.

5. Infonavit approves the loan and you sign.

6. We build in stages; Infonavit releases payments as the verified work progresses.

7. We hand over your finished home.

 

General requirements

For the worker:

• Current formal employment with Infonavit contributions.

• The pre-qualification and points Infonavit requires for this loan line.

• Official ID, CURP and RFC.

For the land:

• In your name (or your spouse's, depending on the case), with a deed registered in the Public Property Registry.

• Free of liens and up to date on property tax.

• In an urban area with utilities (water, power and sewer) and residential land use.

 

Frequently asked questions

Can I build on my own land with an Infonavit loan?

Yes. That is exactly Line 3 (construction on your own land). You need a builder registered and authorized by Infonavit, such as Balaya y Asociados in Querétaro.

How much will Infonavit lend me to build?

It depends on your salary, your age and the savings in your housing subaccount. Your pre-qualification in Mi Cuenta Infonavit gives you the amount, and we design a home that fits your loan.

What if my land is in Los Cabos?

We are already authorized in Querétaro. In Los Cabos we handle the authorization process with Infonavit for your project. Message us and we will explain how it applies to your case.

Can I combine my loan with my partner's or add my own savings?

In many cases resources can be combined. Message us and we will review your case under the current rules.

How long does construction take?

It depends on the size of the home; we give you a construction schedule with the budget.
