Building in a gated community in Querétaro: rules, amenities and what to know
Living in a gated community with amenities such as a pool, gym and playgrounds is one of the reasons many families choose El Marqués and Corregidora. But building inside a gated community comes with its own rules that are worth knowing before you design.

The community's building rules
Almost every gated community has a design committee that reviews and approves the project before work begins. They usually set maximum heights, front and side setbacks, green-area percentage, facade materials and construction hours.
What we review before designing
Internal rules and lot restrictions.
Design committee requirements for project approval.
Deposits or bonds required by the administration during construction.
Access, hours and rules for suppliers and workers.
HOA fees that apply during construction.
Amenities add value
A pool, gym, clubhouse, playgrounds and security don't just improve daily life: they also help homes hold their value over time. That is why we make sure every home we build respects the look of the community.
One team, start to finish
At Balaya y Asociados we combine design, construction and in-house carpentry: kitchens, closets and doors are made by Cocinas Balaya, our workshop in Querétaro (www.cocinasbalaya.com). We build with Novaceramic multi-perforated clay brick and, to date, none of our homes has had a structural failure.
