Infonavit Línea 3 in Querétaro: build your home on your own lot

If you own a lot and are an Infonavit member, you can use your loan to build your home instead of buying one already built. This option is known as Línea 3 (Línea III), and more and more families in Querétaro are looking into it. Here is how it works.

What is Infonavit Línea 3?

It is an Infonavit loan to build a new home on land you own. Unlike other options, the work is done by a registered and authorized builder, which handles the design, the technical paperwork and construction, while Infonavit supervises progress.

Who can apply?

• Members with current formal employment.

• With the minimum score Infonavit requires (check it in Mi Cuenta Infonavit).

• With a titled lot in their own or their spouse's name.

• With no other active Infonavit loan.

How is the money handled?

Funds are not released all at once: they are disbursed as construction advances and after that progress is verified. This protects the worker, because only what has actually been built is paid for.

How much can I borrow?

It depends on your salary and repayment capacity. In 2026, Infonavit has reported amounts of up to around MXN 2.9 million for construction. You will see your exact amount in your prequalification.
