How to buy a new house in El Marqués with Infonavit or bank credit
Buying a new home in El Marqués, Querétaro, with a loan is easier if you know the right order of operations. At Balaya, we accept cash and most mortgage loans: bank loans, Infonavit, and co-financing (Fovissste loans are not accepted).
1. Find out how much they lend you.
If you contribute to Infonavit, log in to your My Infonavit Account and check your pre-qualification: there you can see how much you can borrow and how much you have in your Housing Subaccount. Infonavit's rules and amounts change, so always check the current information on their official website. If you're going to a bank, request a pre-qualification with your verifiable income.
2. Choose the type of loan
Infonavit: Use your credit and the savings in your Housing Subaccount.
Co-financing (Infonavit + bank): combine what Infonavit lends you with a bank loan to achieve a higher value home.
Bank loan: compare rates, opening fees, terms, and insurance among several banks.
Cash: the process is faster; only consider the closing costs.
3. Choose the house and reserve it
Visit the homes, check the square footage, finishes, and amenities, and ask about the current price. Today we have brand-new homes starting at $2,700,000 and homes for pre-sale in Capital Sur and Rodanta. See homes for sale in El Marqués .
4. Appraisal, notary and deed registration
The institution granting you the loan requires an appraisal of the house, and the deed is signed before a notary. Keep in mind the closing costs, which are not included in the house price.
5. After signing the deed
In the houses of Capital Sur with a water contract from OOAM (Water Operating Agency of Ciudad Maderas), the change of ownership must be made within 15 days following the deed.
We'll guide you through the process
