How to choose a lot to build your home in Querétaro
The lot defines much of the cost and the result of your home. A flat, well-located lot makes construction easier and protects your investment. These are the points we review with our clients before they buy.

What to check on a lot
Topography: a flat lot lowers foundation and retaining-wall costs.
Soil type: a soil study is advisable before designing the foundation.
Zoning and community rules.
Available utilities: water, sewer, electricity and gas.
Legal status: clear title and no outstanding debts.
Orientation: it affects natural light and the home's temperature.
Location matters as much as the lot
Areas such as El Marqués, Corregidora, Juriquilla, Zibatá, Zakia and El Refugio have grown with services, schools and roads. A good lot in a growing area often gains value while you build.
We support you from the purchase
If you are about to buy a lot, we can review it with you before you sign to tell you what home fits, what restrictions apply and what building there involves.
One team, start to finish
At Balaya y Asociados we combine design, construction and in-house carpentry: kitchens, closets and doors are made by Cocinas Balaya, our workshop in Querétaro (www.cocinasbalaya.com). We build with Novaceramic multi-perforated clay brick and, to date, none of our homes has had a structural failure.
