Southern Querétaro takes off: what the new Costco in Corregidora-Huimilpan means for living and building

The arrival of Querétaro's second Costco, in Horizontes de El Batán on the Corregidora-Huimilpan highway, confirms something we at Balaya y Asociados see every day on construction sites: the southern part of the metropolitan area is growing rapidly. The opening is scheduled for November 2026.

Why a Costco changes a zone

A store of this size doesn't open randomly: it goes where families with purchasing power already live and where more are expected to arrive. Services, shops, schools, and new residential developments follow. For those who live or plan to live in Corregidora, El Pueblito, or the corridor toward Huimilpan, this means more services close to home and, over time, higher property values.

If you own land in the area, now is the time to plan.

Building before an area is fully developed is usually more advantageous than buying later, when prices already reflect growth. Before you begin, we recommend:

  • Review the land use and regulations of your subdivision before designing.

  • Define from the beginning the budget, timelines and who is responsible for the work.

  • Choose a construction system designed to last, with good structural, thermal and acoustic performance.

How we help you at Balaya

We design and build houses in Corregidora, El Pueblito, El Marqués, Querétaro City, Juriquilla, Zibatá, and El Refugio. We always build with Novaceramic multi-perforated bricks, and the carpentry for each house (kitchen, closets, and doors) is made by Cocinas Balaya , our own factory in Querétaro.
